If you rent a property on HomeAway, you will know how influential good quality images can be. You need to show your property off at its best to help improve occupancy and nothing does that better than some quality images. If you have updated, changed or have better images, you need to know how to delete a property photo in HomeAway so you can replace it with a better one.

A picture paints a thousand words, or so they say. That’s why any product being sold will be accompanied by several idealized images of that product to help you make a decision. Properties are the same, from realtors to vacation rentals, a good property image can make the sale on its own.

As you renovate, update or upgrade your rental property, you need to reflect those changes in your property description and images. It not only reflects the current condition of your property but your changes may also help encourage more people to rent. Along with a great property description, images can help sell your dream to others.

Delete a property photo in HomeAway

Keeping your property description up to date in HomeAway is vital. It helps manage expectations and creates a perception that had better match the reality. If guests have an idea in their head from your description that doesn’t match what they experience, it’s not going to go well.

Here’s how to delete property images in HomeAway.

  1. Log into the HomeAway website.
  2. Select the listing you want to modify.
  3. Select the Property icon on the left and select Edit Property.
  4. Select Photos and select the image you want to change.
  5. Select Delete Photo and select OK.

Don’t leave this section if you’re planning to add more images.

  1. Select Upload Photos from the same Photo page.
  2. Upload your images to the website.
  3. Select Choose photos to arrange them in your listing. Use Ctrl + click to select multiple images.
  4. Select Open to view your images and make sure they are all correct.
  5. Select I’m Done. Show me my photo.
  6. Add any captions to your images if you need to.
  7. Select Save to publish your new property images.

You can list a maximum of 50 images per listing on HomeAway which is enough to fully describe your property and paint the lifestyle picture you’re looking for to get bookings.

HomeAway recommends a resolution of 3840 x 2160 pixels per image to get the best out of them but you can go as small as 1024 x 683 pixels if you prefer.

How to write your property description

Your images will do most of the selling for you. The property description is the detail that seals the deal and confirms what your images may suggest. It is as important as the images in some ways as it outlines the specifics for the renter that lets them know exactly what they are buying.

Here are some tips for writing a property description that sells.

Be descriptive

Remember you’re selling a lifestyle, not just a property. A ‘tidy three bedroom villa in Santa Clarita’ isn’t going to cut it. You need more, like ‘Totally refurbished three bed, three bath villa with uninterrupted views of vineyards in stunning Santa Clarita’ paints a much more effective picture.

Describe the décor, key features, surroundings, proximity to amenities, beaches and places of interest in the same way.

Key features

You also need to put yourself in the eyes of your target audience. If you’re after families, think to yourself, what would be a key feature for kids? What would a busy parent like to see? Would this terrace work for early mornings or watching the sunset? And so on. Walk around your property if you need to and write a list of the key features and turn them into selling points.

Make sure to list everything your target market would want to know, like cooking facilities, alarm system, type of property, child friendliness, pool safety, layout, playroom facilities, original features and so on.

Competition analysis

We use competition analysis in marketing a lot. Essentially it means looking at the top performers in your industry and seeing what they do and how they do it. Then we assess how to improve on what they do. Find the top rated rentals in your area that caters to the same target audience. Look at their images and their property description and use it as inspiration for your own.

Don’t copy it word for word but use ideas from those listings in your own ad. Use your own words and describe your own property but use the tricks that obviously work.
